An old chimney in Hastings: what does age change?

Old brick and stone chimneys were laid with softer mortar than modern work, and mortar is the part that wears first. Water follows the gaps, and frost does the rest. That is why we read an older stack from the roof down.

  1. The crown and cap, where weather lands first
  2. The top courses of brick or stone
  3. Mortar joints along the whole stack
  4. Flashing at the roof line
  5. The flue liner, by camera when the job calls for it
  6. The damper and firebox, for a fireplace that sat closed

This order finds small problems before they grow, and it shows you what is wrong in plain terms. We walk you through what we found, and you decide on the work.

Stone and brick chimneys both follow this order. The material differs, and the sequence does not.

Rebuild the top or the whole stack?

When only the upper courses have gone soft and the stack below is sound, rebuilding the top is the usual repair, along with a new crown and cap. When damage runs down the stack, or the chimney leans, the plan is bigger, and a leaning chimney is a stop sign: keep clear and call.

Not every old chimney needs a rebuild. Joints that are worn on sound brick can be repointed. We show you which case your chimney is, with a camera photo when we use one. You will find starting prices for every service on the services page.

Level 1 or Level 2 for an old chimney

A Level 1 inspection looks at what we can reach and see: the firebox, damper, visible flue and the stack from the roof edge. A Level 2 always uses a camera and follows the flue from the bottom to the cap. An older chimney, or one that has sat closed, is a good candidate for the Level 2. Our inspection page explains both.

Sweeping, liners and gas in an old Hastings house

A chimney sweep clears soot and creosote before any fire in a flue that has sat unused. If the old flue is going to serve a different appliance, a liner may come into it. For gas fireplaces, our own crew does the gas line work. Dryer vent cleaning is available across Hastings and can ride along with a chimney visit. If the chimney serves a boiler or furnace flue instead of a fireplace, tell us, because the flue's job changes what it needs.

Buying an old Hastings house: start with the fireplace

Do not light a test fire to see if it works. Book an inspection instead. Tell us the date you are working against, and we look for the earliest same-week appointment, evenings and weekends included.

A stack with no cap: what water does

Without a cap, rain runs straight into the flue and wears the masonry from the inside. If yours is missing or rusted, say so on the call. We show you the cap's condition and suggest a new one only when the chimney needs it.

Hastings chimney questions

Crumbling tops, closed fireplaces and what to look for.

Brick or stone chimney: the top courses are crumbling. Rebuild the top or the whole stack?

Usually the top, if the stack below is sound. We inspect the crumbling courses and the masonry under them. If it is solid below, rebuilding the top with a new crown and cap is the repair. If the damage runs down the stack, we walk you through a bigger plan.

I bought a West Second Street house with a closed fireplace. What first?

First, an inspection, and no fire until it is done. We look at the flue, the firebox and the damper, and often the roof as well. After that you know what the fireplace needs before anyone lights it.

Do you cover Hastings for dryer vents too?

Yes. We clean dryer vents in Hastings, from the back of the dryer to the outside cap, and we can book that with a chimney visit. The dryer vent page explains the work.

Which inspection should I book when buying an older home?

Ask about a Level 2. It always uses a camera inside the flue, which suits an older or closed-up chimney. A Level 1 is the basic check of what we can see. Your agent or lender can tell you what your purchase calls for.

Is a chimney cap a must on an old stack?

A cap is the usual protection against rain and animals, and an old open stack takes in water without one. We look at the stack and recommend a cap only if it needs one.
